We offer the option to register using your Facebook account details for added convenience. By linking your Facebook profile, you grant us permission to share specific information with Facebook as outlined in our privacy policy.
You must be at least 18 years old to register. By registering, you confirm that you meet this requirement and haven't been previously banned from the platform.
All information provided during registration must be truthful and accurate, including your user type. Any misuse, such as agents falsely registering, will result in removal from the platform.
Agents, including those utilising "Guaranteed Rent" or "Rent to Rent" models, must be registered companies and members of a government-approved organisation..
Your account is for your use only, and you must keep your password secure. You're responsible for any actions taken via your account, so notify us immediately if you suspect an unauthorised access.
We reserve the right to refuse registration to any individual for any reason.
Ads must comply with laws, pertain to residential lets, and be specific to single properties or rooms
You need to register an account to post an ad. Registration is free, allowing one ad. Upgrading enables multiple ads.
Ads must be truthful, accurate, and not misleading. You need rights to advertise the property or room.
Posting multiple ads for the same property or fake ads is prohibited. Reposting ads to appear new is limited.
Promptly respond to inquiries. Your response rate affects ad visibility.
Only use official contact options; do not use contact details within ads.
We may monitor messages for breaches of terms or illegal activity.
We reserve the right to refuse, deactivate, or edit ads that violate terms.
Ads may be published across our network and third-party sites.
Ads can be renewed, restarting the Early Bird phase
Ads include a public profile of the advertiser, containing certain information.
You can upgrade your account for additional features and benefits.
Users can opt for Featured Ads, which receive greater visibility in search results/listings. These ads are prioritised based on a Pay Per Click (PPC) system.
Advertisers can set their own PPC Rate to determine their ad's prominence. Higher PPC Rates result in greater visibility, independent of response rates.
Active participation in the Featured Ads service requires a positive account balance. If the balance is insufficient, the service will be deactivated.
Users can manually add funds to their account, with a minimum requirement of Rs.500. Payment options include Stripe, PayPal, or other advertised methods.
An auto top-up feature is available on the iOS App and website, ensuring continuous funding when the account balance reaches 0 or a negative balance.
Users can select the amount to be auto-topped up, ranging from Rs.500 to Rs. 1,000, with spending governed by a daily limit set by the user.
Funds added manually or through auto top-up will first clear any negative balance, with the remaining balance credited to the account.
Users have the flexibility to cancel the auto top-up feature at any time through the Platform.

Certain members of the Budget Room platform, particularly those advertising a large number of properties or rooms, may have the opportunity to include their own branding on their ads or be awarded "pro landlord status." These additional services are offered at the discretion of the Budget Room and may require additional fees or terms. For members advertising a significant volume of properties and/or rooms, such as co-living businesses, estate agents, or property management companies, Budget Room provides a managed service. This service involves Budget Room assisting in uploading and updating vacant ads/listings, interacting with and pre-qualifying users who inquire about these listings, and forwarding qualified leads to your sales or leasing team. The Managed Service may offer ad types with custom features unavailable to other users and is subject to an alternate pricing structure and additional terms. We strongly recommend entering into a tenancy agreement when acting as a live-in landlord. Both tenant and lodger agreements are available for purchase and download from our platform. Simply click on the link to download the agreement, enter your payment details, and confirm the purchase. Once downloaded, agreements cannot be cancelled, and refunds cannot be claimed, as you will have already received the service's benefit. Please note that these agreements are provided by a third party, and the Budget Room cannot be held responsible for any failure or deficiency in them. It is advisable to conduct your own inquiries and ensure the agreement suits your needs before entering any legally binding commitment.

It is your legal obligation to ensure that all ads contain full details of any associated fees and comply with all applicable laws, including those related to discrimination and pricing transparency.
You acknowledge that any User Generated Content you post may be seen by other users, and you are responsible for your interactions with other members. We reserve the right to monitor disputes but are not obligated to do so.
You agree to indemnify and compensate us for any loss or liability arising from any breach of the warranties and representations or any third-party claims related to ads posted under your account.
While we take steps to scan ads for spam and scams, we do not actively monitor all User Generated Content. If you encounter inappropriate or inaccurate content, you can notify us at email
We reserve the right to remove any ads or User Generated Content that violates these Terms or may be offensive, illegal, inaccurate, misleading, or harmful to any person, without notice. Our decisions regarding content removal are final, and we accept no liability in this regard.
To the fullest extent permitted by applicable law and except as expressly provided in these Terms, the Platform and all content, products, and services provided through it are offered on an "as is" basis. We make no representation or warranty of any kind, whether express or implied, regarding the Platform or any content, products, and services provided through it, including but not limited to warranties of fitness for a particular purpose, quality, completeness, accuracy, or reliability.
You acknowledge and agree that any rooms, flats, houses, properties, or tenancy/licence/lodger arrangements are provided by our members, not by us. We do not control, and accept no responsibility or liability for, any such arrangements or issues you may encounter.
We do not inspect any of the properties or rooms featured in ads on our Platform. It is h5ly advised to thoroughly inspect properties before making any binding commitments.
The information provided on the Platform, whether by us or other users, is for informational purposes only. We do not guarantee the correctness, accuracy, or relevance of any ads or information on the Platform. Such information should not be relied upon as professional or legal advice.
While we strive for a reliable service, we do not guarantee the continuous availability or error-free nature of the Platform. We are not liable for any viruses or harmful components on the Platform.
Nothing in these Terms seeks to disclaim or exclude any warranty or liability that cannot be disclaimed or excluded by applicable law. We reserve the right to withdraw or discontinue any product or service at our discretion.
Our liability is not limited or excluded for death or personal injury resulting from negligence, fraudulent misrepresentation, breach of legal rights as a consumer, or any liability not subject to limitation by applicable law.
Subject to the above, we are not liable for indirect, special, incidental, or consequential damages, or for loss of profit, savings, opportunity, business, or data, whether based in contract, tort, or otherwise, arising from the use of the Platform or any services provided through it. This includes any tenancy, licence, or arrangements resulting from Platform use.
Our total aggregate liability to you under these Terms, whether based in contract, tort, or otherwise, is limited to direct losses not exceeding the total payments you made to us for services through the Platform in the 12 months preceding your claim whichever is greater.
This Platform may contain links to third-party websites that are not under our control. We do not guarantee, warranty, or represent the accuracy, content, or accessibility of any third-party websites accessed through this Platform. Any links provided on our Platform do not imply our endorsement or approval of the linked websites. Your use of third-party websites linked from our Platform is at your own risk, and may be subject to additional terms and conditions set by those third parties.
We reserve the right to remove the Platform, cease providing any services offered through it, or terminate your membership at any time, for any reason, at our sole discretion. If we terminate your account without fault on your part, and where you have not breached these Terms, you may be entitled to a refund for any unused subscription fees prepaid to us.
We may suspend or terminate accounts deemed to be in violation of these Terms. If your account is terminated due to a breach of these Terms, you will not be entitled to a refund of any prepaid subscription fees.

Termination of these Terms or your account shall not affect accrued rights and liabilities as of the termination date.
We will only use any personal information collected about you in accordance with these Terms and our privacy policy. By accepting these Terms, you consent to our use of your personal data in accordance with these Terms and our privacy policy.
Except as otherwise specified, these Terms confer rights and remedies solely upon Budget Room and you, and our respective successors and assigns.
These Terms and our privacy policy constitute the entire agreement between you and Budget Room regarding the Platform and services offered through it, replacing any previous agreements.
You have no remedy for any untrue statement made upon which you relied, other than for any breach of our express obligations in these Terms.
These Terms do not create rights enforceable by any person who is not a party to them.
You may not assign or transfer any rights and obligations under these Terms. them.
We may choose not to exercise or enforce any rights against you at a particular time, without waiving the right to do so later.
If any part of these Terms is found to be illegal or unenforceable, that part will be deleted, and the remaining parts will continue to be enforceable.
These Terms are governed by Pakistani law, and the courts of Pakistan will have exclusive jurisdiction over any disputes arising from or related to these Terms.
